Manhattan Beach

Architecture & Interior Design in Manhattan Beach

Matter is a Los Angeles architecture and interiors studio designing homes across Manhattan Beach — the Sand Section and the walk streets, the Hill Section, and the Tree Section inland. We build for beach living done well: light, air, and the ocean made part of the house on even the tightest lot.

Manhattan Beach is a lesson in making the most of a small, valuable lot. Homes go up rather than out, the Strand and the walk streets set the rhythm, and every foot counts. We begin every project with a Discovery Session that translates how you live into a written Concept Brief, before a single line is drawn. What follows is a home drawn to its lot — stacked for light and view, open to the sea air, and private where the street runs close.

We design for how the beach is actually lived — upper-floor living and roof decks that reach the water, ground floors that open to the walk street, and materials chosen to meet salt air and hold up to it. On sand-section lots we plan early around the setbacks, height limits, and coastal requirements that shape every South Bay project, so the design moves forward whole.

Every decision earns its place. Plans, materials, and daylight are drawn, tested, and refined; then we see the work through construction, detailing, and oversight — until the space is real, resolved, and yours to live in for decades. We are not designing houses to sell in a year, but homes for generations, meant to hold a family's life and leave something lasting behind.

Frequently asked

Do you design homes throughout Manhattan Beach?

Yes — the Sand Section and the walk streets, the Hill Section, and the Tree Section, including narrow-lot and view sites.

Do you design tight-lot beach homes?

Yes. We plan up rather than out — stacking living space for light and view, opening the house to the sea air, and keeping it private where the street is close.

Do you handle coastal setbacks and height limits?

Yes. We plan early around the setbacks, height limits, and coastal requirements that shape sand-section and South Bay lots, so the design and approvals move together.
