Architectural Phases
Matter Studio organizes work into a clear sequence of defined phases. Each phase has fixed deliverables, defined meetings, defined revisions, and a written sign-off gate before the next phase begins.

Phase 00 — As-Builts & Survey
Existing-conditions documentation: measured as-builts and a professional site and boundary survey, establishing the accurate base every drawing that follows is built on.

Phase 01 — Discovery / Pre-Design
Kickoff, programming, mood boards, concept brief. Building type and code research, initial site analysis, preliminary cost benchmarking.

Phase 02 — Schematic Design
Two distinct schematic options, refined into one selected scheme.

Phase 03 — Design Development (Architecture)
Architectural design refinement: floor plans at 1/4″ scale, elevations, building sections, key wall sections, structural and MEP coordination.

Phase 04 — Interior Architecture
Standalone phase, broken into Concept (04A), Development (04B), and Documentation (04C). Covers all built-in elements: millwork, finishes, lighting design, plumbing fixtures, hardware, ceiling and floor design. (Movable furniture, decor, and FF&E procurement are Interior Design — a separate Supplemental Service.)

Phase 05 — Construction Documentation
Full CD set integrating Architecture and Interior Architecture: floor plans, RCPs, elevations, sections, details, schedules, specifications, structural and MEP coordination.

Phase 06 — Permitting
Submission to LADBS, response to plan check comments. Includes a Plan Check Allowance; additional plan check rounds beyond the allowance are billed hourly.

Phase 07 — Bidding & Negotiation
Up to four contractors invited to bid, RFI response, bid leveling, contractor recommendation.

Phase 08 — Construction Administration
Bi-weekly site visits, RFI and submittal response, pay application review, change order review, punch list, substantial completion walkthrough, project closeout.
